+$2,277

Key findings

Sentence-ready statements with the source named inline. Copy any line as-is.

  1. 1

Painting the entire home is the #1 project REALTORS® recommend before selling, named by 50%; painting one room is #2 at 41% (NAR 2025 Remodeling Impact Report).

  2. 2

67% of staging agents recommend paint touch-ups and 57% recommend painting walls before listing (NAR 2025 Profile of Home Staging).

  3. 3

A chocolate-brown bedroom adds $2,277 to buyer offers, a pale-blue living room $1,723 and a charcoal-gray kitchen $1,373; sage green is the only color in the top tier of every room (Zillow 2026 Paint Color Analysis).

  4. 4

Ochre yellow painted throughout a home shaves $18,164 off offers, $6,630 in the kitchen alone; a fire-hydrant-red bathroom costs nearly $8,000 (Zillow 2026).

  5. 5

Color premiums move with taste: a charcoal-gray kitchen was worth +$2,512 in Zillow's 2023 analysis and +$1,373 in 2026; a black front door went from +$6,271 (2018) to +$6,449 (2022).

  6. 6

No association publishes a measured resale ROI for painting; the $12,130 figure is what 888 HomeLight top agents estimated in Q3 2025, and NAR's cost-recovery table does not include painting.

  7. 7

Painting one interior room earns a 9.3 out of 10 homeowner Joy Score and exterior siding paint 8.8 — satisfaction scores, not resale figures (NAR 2025).

Adds up Zillow's 2026 modeled offer premiums for the colors you pick. National buyer-panel figures, not a promise for any one house.

Only colors Zillow quoted with an exact dollar figure appear; “nearly” figures are left out. Ochre yellow in all four rooms is −$18,164 in the release.

Known gaps (no authoritative source)

Metrics people ask for that no association-grade source isolates. Listed instead of estimated.

Metric Status Why
A single, isolated dollar or % ROI figure for "exterior house painting" specifically (as opposed to front-door or trim color) No source No fetchable primary/association source isolates whole-exterior repaint ROI as its own line item; NAR's Joy Score (8.8) and 32%/pre-sale-recommendation figures cover paint generally, and Zonda's Cost vs. Value 2025 report (jlconline.com/cost-vs-value/2025/) does not include an exterior-painting project category at all — it was checked and confirmed absent.
A national average dollar ROI or cost-recoup % for full interior repainting (industry-standard 'Cost vs. Value'-style figure) No source Zonda's Cost vs. Value report, the standard source for this kind of project-ROI figure, does not track a painting project category; no other primary/association source publishes a comparable recovered-cost percentage for painting specifically (NAR's Remodeling Impact Report gives Joy Score and % dollar-value-recovered only for the projects in its own list, and painting is not one of the projects with a published cost-recovery % in the 2025 edition).
Days-on-market reduction attributable specifically to painting (isolated from general staging/showing prep) No source NAR's Profile of Home Staging reports days-on-market effects for staging as a bundle of prep activities (declutter, clean, paint touch-ups, etc. together) — no primary source isolates painting alone as the causal factor for a specific DOM reduction.
Realtor.com's own primary research on paint/staging (as distinct from NAR content republished on realtor.com) No source Extensive search did not surface a distinct, fetchable Realtor.com Research (the news.realtor.com data-and-analytics team) study isolating paint/repainting; what surfaces under 'Realtor.com staging paint' is either NAR's own Profile of Home Staging content or third-party aggregator summaries, not primary Realtor.com research.

Methodology & data confidence

How each row got here

  1. A research pass compiled candidate figures from the NAR 2025 Remodeling Impact Report, the NAR 2023 and 2025 Profiles of Home Staging, every Zillow paint-color press release from 2017 to 2026 and HomeLight's Q3 2025 survey, each with the verbatim sentence.
  2. An independent verifier re-opened all 27 rows: the three NAR PDFs were downloaded and text-extracted, and every Zillow and HomeLight page was re-read; all 27 confirmed verbatim.
  3. The Zillow 2026 release and the NAR 2025 staging PDF were re-read a third time in-session.
  4. Zillow figures are labeled as company research (press-released analyses of offer behavior) and older editions are tagged Historical; the HomeLight figure is labeled an agent-perception survey.
  5. Two superseded NAR 2023 staging rows were dropped from the table in favor of the 2025 edition and kept only in the conflicts section for the trend.

Confidence levels

High = primary source (association report PDF, government data, manufacturer data sheet, industry study). Med = consumer-cost aggregator (Angi, HomeGuide, HomeAdvisor, Homewyse) whose methodology is not public and whose ranges diverge by scope.

NAR reports are association-grade surveys; Zillow analyses are company research published for press pickup and widely cited; HomeLight is a lead-generation survey. Each is labeled by method and none is blended.

Checked and left out

  • Any “painting returns X%” claim from contractor or aggregator blogs — no measured source exists; NAR's cost-recovery table has no painting line and Zonda's Cost vs Value has no painting project.
  • Zillow's living-room sage-green figure (“nearly $500”) — rounded in the release, so not used as a number.
  • Carolina Renew's own prices or outcomes — not published here.

FAQ

Does painting a house before selling pay off?

No association publishes a measured resale ROI for painting. What exists: NAR 2025 finds 50% of REALTORS® recommend painting the entire home before listing (#1 project), 41% recommend painting one room, and 67% of staging agents recommend paint touch-ups (NAR 2025 Profile of Home Staging). HomeLight's Q3 2025 agent survey estimates $12,130 added, but that is a perception figure.

Which paint colors add the most value in 2026?

Zillow's 2026 Paint Color Analysis: a chocolate-brown bedroom adds $2,277 to offers, pale blue living room $1,723, charcoal gray kitchen $1,373, and sage green ranks in the top tier in every room. Zillow says repainting the top color in each room could add more than $5,000.

Which colors hurt a sale?

Zillow 2026: ochre yellow throughout a home shaves $18,164 off offers (−$6,630 in the kitchen alone); a fire-hydrant-red bathroom nearly −$8,000; pale pink −$6,013 in the bathroom and −$4,201 in the kitchen.

Are the Zillow figures independent research?

They are Zillow's own press-released analyses of buyer offer behavior, published yearly since 2017 and widely cited. This page labels them as company research, keeps older editions as Historical, and does not blend them with NAR survey data.

How happy are homeowners after painting?

NAR 2025 Remodeling Impact: painting one interior room scores 9.3 out of 10 on the Joy Score and exterior siding paint 8.8. Both are satisfaction scores, not resale figures.
