First, the Uncomfortable Baseline

The most-cited document on this subject is the National Park Service's Preservation Brief 6, and its conclusion is blunt: "It is almost impossible to remove paint from masonry surfaces without causing some damage," and large areas of painted brick "are best left painted, or repainted if necessary." That was written for historic buildings, but the physics does not care about a historic designation - a 1985 ranch in Fort Mill has the same fired clay chemistry as an 1885 rowhouse.

So the real question is not "which method removes paint" - both do. It is whether the brick that emerges will be worth what you paid and what the wall gave up. Three outcomes are on the table: a successful strip with minor ghosting in the pores, a damaged wall that now needs paint again to protect it, or a decision to skip removal and coat over. Each section below is about steering toward the first and away from the second.

Why Sandblasting Brick Is Usually a Mistake

Brick hardens in the kiln from the outside in. The thin outer skin - the surface that faced the heat - is the densest, most weather-proof part of the unit. NPS Preservation Brief 6 describes exactly what abrasive cleaning does to it: "the hard, outer layer (closest to the heat of the kiln) is eroded, leaving the soft, inner core exposed and susceptible to accelerated weathering." The brief adds that grit blasting "may also increase the water permeability of a brick wall" and erodes the bond between mortar and brick, "leaving cracks or enlarging existing cracks where water can enter."

Once that skin is gone, it does not come back. The brief's photo record includes a soft early-19th-century wall sandblasted in the 1960s where "severe spalling has resulted" and some bricks "have almost totally disintegrated." The downstream fixes are all bad: NPS notes that damaged brick often must be painted or sealed to slow the deterioration - meaning you blasted the wall to expose brick and ended up repainting it anyway - and that clear sealers can trap salts that "crystallize as subflorescence that eventually spalls the brick." The last resort the brief names is replacing the brick outright.

There is also a control problem no operator fully escapes. NPS points out that a worker on the ground blasting a two-story wall delivers more force to the first story than the second because of "line drop" in the hose run - the pressure at the nozzle changes with distance from the compressor. The same brief puts numbers on how far apart the industry and the conservators sit: conscientious abrasive cleaning of historic fabric runs 20 to 100 psi at 3 to 12 inches, while commercial building cleaners commonly work with chemicals and water around 1,500 psi and consider "high pressure" water to start above 5,000 psi. A crew calibrated for warehouse steel is the wrong crew for residential clay.

Dumond's Peel Away 1 - the workhorse product in this category - is a pH-12 alkaline paste, troweled on 1/8" to 1/4" thick, covered with a laminated paper that stops it drying out, and left to dwell 12 to 24 hours at 50-90°F (24 to 48 hours when it is colder), per the technical data sheet. The paste saponifies oil-based layers - up to 30 of them in one application - and the whole failed paint sandwich peels off with the paper, wet.

That "wet" matters more than it sounds. The paint never becomes dust; it comes off bound in paste and bagged. On pre-1978 homes where lead is in play, that containment is the entire argument for the method - more on that below.

Now the two catches most homeowners find out about after buying the pails:

  • The chemistry only works if the bottom layer is oil, alkyd, or lead-based. The Peel Away 1 data sheet is explicit: the product "is NOT engineered to work if the only coatings are latex, acrylic, or epoxy," and when latex is the prime coat on masonry, Dumond directs you to a different product entirely (Smart Strip Advanced). Brick painted for the first time in the 1990s or later was almost certainly primed with latex - which means the heavy-duty caustic stripper that works beautifully on a 1940s house can sit inert on a 1998 one. A test patch answers this in one day; guessing answers it after you have bought product for the whole wall.
  • Removal is not the last step - neutralization is. Per the same data sheet, the stripped surface must dry 24-48 hours, get treated with the supplied citric neutralizer, dry another 24-48 hours, and then test between pH 6 and 8 with moisture below 12 percent before anything is recoated. Budget the timeline honestly: paste dwell plus two drying windows plus neutralization means a single elevation is a multi-day chemistry project before any finish goes on. Painted brick old enough to be worth stripping is usually old enough to raise the lead question. Under the EPA's Renovation, Repair and Painting (RRP) Rule, anyone paid to perform "work that disturbs painted surfaces in homes, childcare facilities and preschools built before 1978" must be a Lead-Safe Certified firm using certified renovators. When Coating Over Beats Removal

Here is the question that saves the most money on this decision: do you want bare brick, or do you want brick that no longer looks like a painted wall? Those are different goals, and only the first requires removal.

If You Do Strip: The Order of Operations

  2. Run a stripper test patch in an inconspicuous spot - the Dumond data sheet requires it, and it is the only way to learn whether your bottom layer is oil (strippable with alkaline paste) or latex (needs a different product).
  3. Let the patch weather before judging. NPS recommends letting test areas sit, ideally through a seasonal cycle, to see how the cleaned surface handles wet and freezing weather.
  4. Work within the temperature window - 50-90°F surface temperature for the paste, with dwell time stretching to 48 hours in the cold, per Dumond.
  5. Neutralize and verify pH 6-8 with moisture under 12 percent before any new coating goes on.
